265 <br /> <br />RESOLUTION NO. 89- ~ <br /> <br />REL:mb(6) <br />6/21/89 <br /> <br />A RESOLUTION OF THE CITY COUNCIL OF THE <br />CITY OF SANTA ANA APPROVING CONDITIONAL <br />USE PERMIT NO. 89-2 TO ALLOW AN INDOOR <br />SWAP MEET, A SELF-STORAGE AND RETAIL/WHOLE- <br />SALE FURNITURE STORE, AND A GAS STATION/ <br />CONVENIENCE MARKET ON PROPERTY LOCATED AT <br />3731 WEST WARNER AVENUE IN THE M-1 ZONE, <br />AND APPROVING VARIANCE NO. 89-2 TO WAIVE <br />CERTAIN LANDSCAPING AND LOADING AREA RE- <br />QUIREMENTS FOR SUCH PROPERTY. <br /> <br /> WHEREAS, Conditional Use Permit Application No. 89-2 <br />has been filed, to allow an indoor swap meet, a self-storage and <br />retail/wholesale furniture store, and a gas station/convenience <br />market on property located at 3731 West Warner Avenue in the M-1 <br />zone; and <br /> <br /> WHEREAS, Variance Application No. 89-2 has been filed, <br />to allow a waiver of the requirement for landscaping along prop- <br />erty zoned as Open Space, and the requirement for landscaping <br />in the interior of the parking area based on the number of park- <br />ing stalls, and the requirements for loading areas on the above- <br />said property; and <br /> <br /> WHEREAS, this Council held a public hearing on June 19, <br />1989, on Conditional Use Permit Application No. 89-2 and Variance <br />Application No. 89-2, said applications having been brought be- <br />fore this Council on appeal following their denial by the Planning <br />Commission; and <br /> <br /> WHEREAS, prior to taking this action, this Council re- <br />viewed and approved the negative declaration prepared for the <br />project; <br /> <br /> NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF SANTA ANA AS FOLLOWS: <br /> <br /> 1. Based upon the evidence submitted at the abovesaid <br />hearing, this Council finds and determines as follows: <br /> <br />(a) <br /> <br />The proposed use of the property is compatible <br />with the industrial uses in the M-1 district <br />and will not adversely affect the development <br />of the surrounding area for industrial uses. <br /> <br />(b) <br /> <br />The proposed use of the property will benefit <br />the City by putting an otherwise vacant building <br />to productive use. <br /> <br /> <br />
