Prior to approval of site plan, complete the' <br />following: <br /> <br />Revise truck loading area and aisles at the <br />southwest corner of the building to provide <br />adequate turning radius and storage depth for <br />service truck use. The minimum acceptable turn <br />radius is 40 feet at this corner, with a 10 x <br />25 foot truck loading zone. Should the project <br />site be serviced by trucks with semi-trailers, <br />the minimum turning radius around the building <br />parameter shall be 50 feet. <br /> <br />Depic~ all drive approaches to be a wide flare <br />per City Standard #112C. <br /> <br />Prior to release of utilities, complete the following: <br /> <br />a. Improve Otis Avenue as follows: <br /> <br />Close three drive approaches with curb, <br />gutter and full uidth sidewalk per City <br />Standard 1101 and 1104. <br /> <br />II. <br /> <br />Construct a new drive approach per City <br />Standard #lliC (W-35', A-45', X=4'). <br />Note: May require the removal of <br />existing street trees. <br /> <br />III. <br /> <br />IV. <br /> <br />VII. <br /> <br /> Construct three street tree wells and <br /> plant minimum 24-inch box trees per City <br /> Standard 1124 at locations in accordance <br /> w/th approved improvement plan. <br /> <br />Furnish ornamental street lighting uith <br />underground aervice or as directed by <br />City Engineer, '. <br />Remove "No Parking" zone on Otis Avenue. <br /> <br />Repair section of sunken sidewalk at east <br />end of Otis Avenue (in street knuckle) <br />adjacent to street tree. <br /> <br />Reconstruct the existing drive approach <br />that serves the nan aisle in front of the <br />building to City Standard <br /> <br />EXHIBIT.
