081 <br /> <br /> (a) Mitigation measures incorporated into <br />the Project and adopted ss Conditions of Approval have <br />substantially mitigated most of the envir0nmen~al impacts of <br />the Project, excepting only cumulative impacts which cannot be <br />avoided by adoption of any Project alternative and visual <br />impacts relating to lights, glare, and views, which impacts are <br />subjective and cannot be entirely avoided due to the existing <br />development on and around the Project Site. Accordingly, the <br />perceived mitigating benefits of approving this Project <br />alternative have been diminished or eliminated. <br /> <br /> (b) This alternative would have cumulative <br />impacts which are similar to the cumulative impacts of the <br />Project, and the visual and aesthetic impacts of this Project <br />would also be significant, as are the impacts of the proposed <br />Project. Accordingly, this alternative would not substantially <br />mitigate any of the potentially significant~environmental <br />impacts of the proposed Project, and the m~igating benefit of <br />approving this alternative has been eliminated. <br /> <br /> (c) Approval of this alternative would <br />reduce the amount of developed office space on the Project <br />Site, and similarly reduce the jobs, economic benefits and <br />public revenues that would be generated by such a development, <br /> <br /> (d) Approval of this alternative would <br />result in a reduced number of construction jobs that will be <br />provided through development of the Project. <br /> <br /> <br />
