OVERRIDING CONSIDERATIONS <br /> <br />The City of Santa Aha City Council has identified the following overriding considerations in <br />making the determination to approve the project, despite the unavoidable impacts outlined above. <br />These benefits associated w/th project development outweigh the adverse impacts to the <br />environment. The overriding considerations of this project are as follows. <br /> <br />I. PROVISION OF EMPLOYMENT <br /> <br />The proposed project will provide approximately 1,665 jobs more than would be provided if <br />the project site were developed under the existing land use designations. <br /> <br />2. TRANSPORTATION IMPROVEMENTS/TRAFFIC REDUCTION <br /> <br />The project applicant will implement roadway improvements and/or will contribute funds to <br />mitigate areawide transportation deficiencies. In addition, the applicant shall implement a <br />Transportation Demand Management Plan which will encourage traffic reducing measures <br />through incentive programs. <br /> <br />3. UNIFORMITY OF SITE PLANNING AND DESIGN <br /> <br />The establishment of Specific Development zoning on the site will provide for more flexible <br />site design, and will also provide for uniformity of design standards between existing and <br />proposed new development on the site. <br /> <br />JB 1/08850001.ST 3 <br /> <br /> <br />
