Comply with rule 1403 of the South Coast Air Quality Management <br /> District. <br /> <br />Emergency access shall be provided (to the satisfaction of the Fire <br />department) prior to the placement Of combustibles on-site. <br /> <br />Fire hydrants shall be in operating order prior to the placement of <br />combustibles on-site. <br /> <br />8. Institute interim parking plan. <br /> <br />9. Conduct dewatering activities (if any) in conformance with the <br /> specifications of the EIR. <br /> <br />10. Institute the Pile Driving Monitoring Program outlined in the EIR. <br /> <br />D. Prior to approval of Certificate of Occupancy: <br /> <br />1. Construct revised medians in Sandpointe Avenue per approved <br /> improvement plan. <br /> <br />Construct driveway entrance on Sandpointe Avenue per approved <br />improvement plan. <br /> <br />3. Install lane striping and stgnage per approved Channelization Plan. <br /> <br />Construct street entrance driveway with minimum 25 foot curb returns <br />to include wheelchair ramp per approved plans. <br /> <br />Developer shall comply with all mitigation measures applicable to <br />the project as set forth in the Draft Environmental Impact Report <br />and as modified in the response to comments portion of the <br />Environmental Impact Report. <br /> <br />Provide the Public Works Agency with a cash deposit to guarantee <br />Pac-Tel's contribution toward the full improvements of MacArthur <br />Boulevard from Main Street to SR-55 and Main Street to Pac-Tel <br />project limits per the development agreement. <br /> <br />Develop a Transportation Demand Management (TDM) Plan to be approved <br />by the Public Works Agency in compliance with the TDM program <br />outlined in the EIR. <br /> <br />Record CC&R's with provisions to guarantee adherence to the TDM <br />program as outlined in the Environmental Impact Report. The TDM <br />Program shall establish an annual penalty fee schedule for failure <br />to achieve the trip reduction goal. The Pac-Tel TDM Program shall <br />be required to adhere to the TDM mitigation measures that are <br />consistent with, and no more burdensome than, requirements of <br />similar projects under the Jurisdiction of the City of Santa Aha. <br /> <br /> <br />
