RESOLUTION 91-034 LXHIBI[ A RESIDENTIAL HOTELS DEVELOPMENT STANDARDS 387 CLASSIFICATION Residential Hotel - Single-room occupancy DEFINITION A cluster of guest units providing sleeping and/or living facilities. Sanitary facilities may be shared within the hotel or be located within each guest unit. Residential hotels are permitted District land use designations. GENERAL PLAN in the District Center and General Business ZONING Residential hotels are permitted in commercial zoning districts. A conditional use permit will be required or a specific development zone will be created for each residential hotel, subject to the standards in this document. PARKING Parking for residential hotels is required as follows: Automobile - .2 spaces per guest unit (one space for each five guest units, minimum of four). Separate rent shall not be charged for parking spaces. These minimums must be provided unless a parking study has been approved utilizing Urban Land Institute or similar methodology and approved by the Executive Directors of the Planning and Building and Public Works Agencies. Bicycle - one space for each four guest units. Parking for other uses in the project shall comply with code requirements. SETBACKS As established by the zoning district and as required by the Uniform Building Code. Setbacks must conform to building code requirements for yards and courts. H~IGHT As established by the zoning district. OPEN SPACE Minimum of ten square feet per guest unit, exclusive of required setbacks, divided as follows: Exterior: Outside or inside (courtyards) the building and open to.the air (Roof-top space is not permitted) - Minimum of 40% of required, divided equally between: Active: gardening, patio, etc. Passive: landscaping, ground cover, etc. Interior: Covered and enclosed within the building - Minimum 30% of required, divided equally between: Active: recreation room, etc. Pa~s%¥e: 10uqg~,.~y!~!~ ~999L_9~c.
