RESOLUTION 91-034 <br /> <br /> LXHIBI[ A <br />RESIDENTIAL HOTELS <br />DEVELOPMENT STANDARDS <br /> <br /> 387 <br /> <br /> CLASSIFICATION <br />Residential Hotel - Single-room occupancy <br /> <br /> DEFINITION <br />A cluster of guest units providing sleeping and/or living facilities. Sanitary <br />facilities may be shared within the hotel or be located within each guest unit. <br /> <br />Residential hotels are permitted <br />District land use designations. <br /> <br />GENERAL PLAN <br /> in the District Center and General Business <br /> <br /> ZONING <br />Residential hotels are permitted in commercial zoning districts. A conditional use <br />permit will be required or a specific development zone will be created for each <br />residential hotel, subject to the standards in this document. <br /> <br /> PARKING <br />Parking for residential hotels is required as follows: <br /> <br />Automobile - .2 spaces per guest unit (one space for each five guest units, minimum <br />of four). Separate rent shall not be charged for parking spaces. These minimums <br />must be provided unless a parking study has been approved utilizing Urban Land <br />Institute or similar methodology and approved by the Executive Directors of the <br />Planning and Building and Public Works Agencies. <br /> <br />Bicycle - one space for each four guest units. <br /> <br />Parking for other uses in the project shall comply with code requirements. <br /> <br /> SETBACKS <br />As established by the zoning district and as required by the Uniform Building Code. <br />Setbacks must conform to building code requirements for yards and courts. <br /> <br /> H~IGHT <br />As established by the zoning district. <br /> <br /> OPEN SPACE <br />Minimum of ten square feet per guest unit, exclusive of required setbacks, divided <br />as follows: <br /> <br />Exterior: Outside or inside (courtyards) the building and open to.the air (Roof-top <br />space is not permitted) - Minimum of 40% of required, divided equally between: <br /> Active: gardening, patio, etc. <br /> Passive: landscaping, ground cover, etc. <br />Interior: Covered and enclosed within the building - Minimum 30% of required, <br /> divided equally between: <br /> Active: recreation room, etc. <br /> Pa~s%¥e: 10uqg~,.~y!~!~ ~999L_9~c. <br /> <br /> <br />
