Exhibit A Page 1 93-094 Amendment Application No. December 6, 1993 Page 1 of 2 1063/Variance No. 93-5 2O5 Conditions for Approval Should Amendment Application No. 1063 and Variance No. 93-5 be approved, the project must comply with all applicable sections of the Santa Ana Municipal Code, the California Administrative Code, the Uniform Fire Code, the Uniform Building Code and all other applicable regulations. In addition, it shall meet the following: A. Planninq Division A minimum of half of the required trees along Walnut Street shall be upgraded in size from 24 inch box to 36 inch box trees. 2. All perimeter security gates shall remain open during business hours. The site shall be developed in accordance with site plan review DP No. 93-41. The perimeter security fencing shall satisfy minimum Police Department security standards while including an upgraded decorative design. There shall be no posting of signs or banners, temporary or permanent, on the perimeter security fence. B. Buildinq Department The project owner/developer shall designate a contact person who has the authority to act on behalf of the owner to coordina%e and provide consistency for all of the plans required for the project including landscaping, grading, pedestrian protection, architecture, structural, electrical, mechanical and plumb£ng. Note on the drawings contact person's name, position, business address, and telephone number. C. Public Works Aqeucy 1. Prior to issuance of utility release: Process, receive City Council approval and record the abandonment of the area at the corner of First Street and Walnut Street between the existing 50'-0" radius property line and the back of existLng sidewalk. Modify the existing traffic signals at F£rst Street and Townsend Street per approved traffic signal plans.
