RESOLUTION 94-021 <br /> <br />377 <br /> <br />LAND USE <br /> <br />Sianificant Effect <br /> <br />Construction of future proposals and improvements would create <br />disturbances and some land use incompatibilities. <br /> <br />Findina 1: <br /> <br />Changes or alterations have been required in, or <br />incorporated into, the project which avoid or <br />substantially lessen the significant environmental <br />effect identified in the Final EIR. <br /> <br />Facts in support of the Findinq <br /> <br />The following mitigation measures have been incorporated in the <br />proposed Plan to reduce the disturbances and land use <br />incompatibilities generated by the Plan to a level of <br />insignificance. <br /> <br />The City shall review all future land use proposals and <br />circulation improvements on a pro~ect-by-project basis to <br />ensure that proposals would be designed, developed, and <br />constructed in accordance with standards and requirements of <br />the North Harbor Boulevard Specific Plan and the Zoning <br />Ordinance and all other appropriate laws and regulations. <br />Additionally, the City shall establish design, development, <br />and construction requirements, as appropriate, to ensure that <br />land use incompatibilities and potential construction-related <br />disturbances would be alleviated to the greatest extent <br />possible. <br /> <br />Prior to construction, proponents of future redevelopment and <br />construction within the Specific Plan area shall acquire all <br />required permits, including demolition, grading, and building <br />permits. <br /> <br />SiGnificant Effect <br /> <br />The plan would implement objectives and recommendations of the <br />City's General Plan, North Harbor Boulevard Redevelopment Plan and <br />Strategy Plan and Santa Anita Neighborhood Plan.
