RESOLUTION 94-023 <br />454 <br /> <br />Water <br /> <br />The proposed project would result in a net increase in water consumption of an <br />estimated 47,616 gallons of water per day, or 17.4 million gallons per year over <br />existing uses. <br /> <br />Based on current land use zoning for the site, the existing water infrastructure serving <br />the project site would have sufficient capacity to serve the proposed project. <br /> <br />69. <br /> <br />Water conservation and management techniques shall be incorporated into the <br />design, construction and operation of the project including the installation of <br />fixtures that use reduced volumes of water, landscaping irrigation in early <br />morning or evening hours to reduce water lost to evaporation and use of <br />drought tolerant plant species for new landscaping. <br /> <br />70. <br /> <br />The City of Santo Aha Fire Department will determine the precise fire flow <br />requirements from the proposed project during its review of the final project <br />plan. The design and implementation of any required on-site improvement to <br />provide the fire flow requirement, such as the proposed loop water system, <br />determined during site plan review will be borne by the project sponsor. <br /> <br />Storm Drains <br /> <br />The majority of site runoff (approximately 85-90%) will be conveyed by underground <br />storm drains to the existing culvert on Williams Street which has the capacity to <br />accept site runoff. The remaining site runoff will flow into the existing storm drains <br />in Seventeenth Street and Tustin Avenue, which are adequate. <br /> <br />73. <br /> <br />Project design for the conveyance of site runoff must be approved by the City <br />Public Works Agency and the Orange County Flood Control District, prior to <br />issuance of grading permits for the project site. <br /> <br />74. <br /> <br />A surface drainage plan showing the project design for the conveyance of site <br />runoff must be approved by the City Engineer prior to issuance of grading <br />permits for the project site. <br /> <br />SCS36~.6 <br /> <br />-26- <br /> <br /> <br />
