Revise the site plan to labs1 all on-mite easements. <br /> <br />Revise the site plan to depict on-site, right turn only signs at the <br />Warner Avenue and northerly Main Street driveways. <br /> <br />Prior to the issuance of a building permit, complete the following: <br /> <br />1. Dedicate Warner Avenue for a distance of 60 feet from street <br /> centerline. <br /> <br />Dedicate Main Street for a distance of 70 feet from street centerline. <br />West property line shall taper from 70 feet west of street centerline <br />at south driveway "top of X" to 60 feet west of street centerline, 62 <br />feet southerly. <br /> <br />Dedicate a 25 foot by 25 foot corner cut-off at the intersection of <br />Warner Avenue and Main Street. <br /> <br />Dedicate easements for street and highway purposes around the disabled <br />access drive approaches to be in compliance with Title 24 requirements. <br /> <br />submit for review and approval <br />Assessor Parcel Nos. 410-372-2, <br />easement areas. <br /> <br />and then record CC&R's over Orange <br />3, 4, and 5 for maintenance cf all <br /> <br />6. Record all easements per approved site plan. <br /> <br />Prior to issuance of a utility release, complete the following improvements <br />to Warner Avenue: <br /> <br />Remove existing curb and gutter and construct new curb and gutter 50 <br />feet south of street centerline per approved street improvement plan. <br /> <br />Construct new pavement from good edge of existing pavement to new <br />gutter per approved street improvement plan. <br /> <br />3. Construct new 10 foot wide sidewalk. <br /> <br />Construct driveway per City Standard $1112, Case 2, W~30', AmS0', X~4' <br />and with title 24 accessibility. <br /> <br />Construct a 35 foot radius curb return with wheelchair ramp at the <br />intersection. <br /> <br />Pave the 25 foot by 25 foot corner cut-off at the intersection with 4 <br />£nnh.concrete. <br /> <br /> <br />
