RESOLUTION 95-070 <br /> <br />Amendment Application No. 95-5 and Conditional Use Permit 95-20 <br />October 16, 1995 <br />Page 1 of 1 <br /> <br />Will the proposed use provide a service or facility to <br />contribute to the general well being of the neighborhood or <br />community? <br /> <br />The proposed gas station, car wash and mini-market will <br />provide a service to the surrounding properties, the <br />community and commuters in the area. It will contribute to <br />the well being of th~ of the neighborhood through the <br />development of a new use on vacant property. <br /> <br />Will the proposed use, under the circumstances of the particular <br />case, be detrimental to the health, safety, or general welfare <br />of persons residing or working in the vicinity? <br /> <br />The proposed gas station, car wash and mini-market will not <br />be detrimental to the health, safety or welfare of the <br />area. It will provide a service to people which live and <br />work in the area. <br /> <br />Will the proposed use adversely affect the present economic <br />development of property in the surrounding area? <br /> <br />The proposed gas station, car wash and mini-market will <br />assist in the economic viability of the area. Development <br />of this vacant parcel will improve the property, providing <br />new revenue sources to the city. It will contribute to the <br />economic health of the antire area ~y complementing current <br />businesses and their customers, ~as well as. attracting new <br />customers to this area. <br /> <br />Will the proposed use comply with the regulations and conditions <br />specified in this chapter for such use? <br /> <br />The proposed gas station, car wash and mini-market complies <br />with all regulations and conditions specified in the Santa <br />Ana Municipal Code. <br /> <br />Will the proposed use not <br />the City or any specific <br />proposed use? <br /> <br />adversely affect the general plan of <br />plan applicable to the area of the <br /> <br />The proposed gas station, car wash and mini-market and <br />associated rezoning will make the pr0'perty consistent with <br />the General Plan land usa designation and is in compliance <br />with the General Plan. <br /> <br />EXHIBIT A <br /> <br /> <br />
