156 <br /> <br />Do <br /> <br />Tentative Tract Map No. 15648 is in keeping with the provisions <br />of site plan review (DP No. 98-24), and Chapters 34 and 41 of <br />the Santa Aha Municipal Code, all of which pertain to the <br />subdivision of land and development standards for the site. <br /> <br />The project site is physically suitable for the type and density of <br />the proposed project. <br /> <br />Tentative Tract Map No. 15648 is proposed for a 15.83 acre <br />parcel of land within the Single Family Residential (Ri) zoning <br />district. Since the minimum lot size for a Ri parcel is 6,000 <br />square feet, the site has been determined to be capable of <br />supporting the type and density of the proposed project. <br /> <br />The design and improvements of the proposed project will not cause <br />substantial environmental damage or substantially and avoidably <br />injure fish or wildlife or their habitat. <br /> <br />No fish or wildlife will be affected by the approval of the map <br />or by the design and improvements of the project. <br />Environmental Review No. 98-47 has been prepared for the <br />project and has identified mitigation measures aimed at <br />substantially reducing any environmental impacts associated <br />with the project to insignificant levels. Pursuant to Title <br />XIV, California Code of Regulations § 735.5(c) (1), after <br />considering the record as a whole, there is no evidence that <br />the proposed project will have the potential for any adverse <br />effect on wildlife resources or the habitat upon which the <br />wildlife depends. Therefore, pursuant to Fish and Game Code <br />§ 711.2 and Title XIV, CCR § 735.5(a) (3), the payment of Fish <br />and Game Department filing fees is not required in conjunction <br />with this project. <br /> <br />The design or improvements of the proposed project will not cause <br />serious public health problems. <br /> <br />The design and improvements associated with the project have <br />been prepared to comply with minimum City standards. The <br />street system, although to be private and maintained by the <br />homeowners association, have been designed to public street <br />standards and will accommodate emergency vehicles. All other <br />improvements have been designed to mitigate any serious <br />problems resulting from the project. <br /> <br />The design or improvements of the proposed project will not conflict <br />with the easements acquired by the public for access through or use <br />of the property within the project. <br /> <br />Approval of Tentative Tract Map No. 15648 will not create <br />conflicts with any easements necessary for public access <br />through the subject property as no such easements currently <br />exist. All lots located near the existing Metropolitan Water <br />District easement have been designed to be in compliance with <br />City standards while having no impact on the existing easement. <br /> <br /> <br />
