The abandonment of Second Street <br />between Bush and Spurgeon Streets shall be recorded in <br />conjunction with the issuance of building permits for <br />Lots 15-46. <br /> <br />1. PRIOR TO SITE PLAN APPROVAL <br /> <br />General Comments <br /> <br />Delineate on the site plan the following: <br /> <br />a) Depict hardscaped-paved areas serving garages <br /> as ~Private Streets." <br /> <br />b) "Private Streets" shall be shown and <br /> dimensioned at 28 feet. <br /> <br />c) "Pedestrian Esplanades" shall be shown and <br /> dimensioned at a minimum of 25 feet. <br /> <br />d) <br /> <br />Delineate on the site plan all improvements <br />and public utilities specifically including <br />street trees, lighting, hydrants, and street <br />furniture. <br /> <br />e) <br /> <br />Depict on the site plan the repaying of Third <br />Street and Spurgeon Street from gutter edge <br />to street centerline. The repaving shall be <br />asphalt concrete pavement per City Standard. <br /> <br />f) <br /> <br />Depict the installation of street lights, as <br />necessary, on site frontage and on alley <br />driveways designated as "Private Streets." <br /> <br />(g) <br /> <br />Depict the relocation of any existing <br />utilities to be at a minimum of 10 feet from <br />driveway flare.~ Check with appropriate <br />utility companies for adjustment or <br />relocation <br /> <br />n) <br /> <br />Depict new 10 foot wide concrete sidewalk, <br />new curb, and gutter in Main, Bush, and <br />Spurgeon Streets per City Standards in <br />conjunction with the abandonment of Second <br />Street. <br /> <br />i) <br /> <br />Depict along Main, Second, Third, and Bush <br />Streets all existing and proposed topography <br />within the public right-of-way, including but <br />not limited to power poles, traffic signals, <br />cabinets, water meters, traffic signal boxes, <br />bus stop, street lights, trees, catch basins, <br />manholes, street signs, traffic signal poles, <br />fire hydrants, etc. <br /> <br /> <br />
