The conditions of approval help to offset the size of the monument <br />sign by limiting the number of signs. <br /> <br />That the granting of a variance will not be materially detrimental to the public <br />welfare or injurious to surrounding property; <br /> <br />Granting a variance as conditioned will not be detrimental to the public and <br />surrounding properties by allowing the proposed signage to exceed the size <br />limits for monument signs. The approval requires the applicant to remove a <br />number of secondary signs, including building identification signs and <br />advertising signs, on the subject site. The conditions of approval, limiting <br />additional signage will visually enhance the service station property and the <br />surrounding visual environment. <br /> <br />That the granting of a variance will not adversely affect the General Plan of the <br />City; <br /> <br />The granting of the variance as conditioned will not adversely affect the <br />City's General Plan land use designation for the area because the approval <br />requires the applicant to remove a number of secondary signs, including <br />building identification signs and advertising signs, on the subject site. <br /> <br /> 2. Variance No. 99-05 is hereby approved, as conditioned in Exhibit A, attached <br />hereto and incorporated herein by reference, and based upon the aforementioned fmdings. <br /> <br /> <br />
