Approval of the monument sign variation, as conditioned, would not prohibit the identification of the business in an aesthetically appealing manner. The conditions of approval help to offset the size of the monument sign by limiting the number of signs. That the granting of a variance will not be materially detrimental to the public welfare or injurious to surrounding property; Granting a variance, as conditioned, will not be detrimental to the public and surrounding properties by allowing the proposed signage to exceed the size limits for monument signs. The approval requires the applicant to remove a number of secondary signs, including building identification and advertising signs, on the subject site. The reduction of signs will visually enhance the service station property and the surrounding visual environment. That the granting of a variance will not adversely affect the General Plan of the City; The granting of the variance as conditioned will not adversely affect the City's General Plan land use designation for the area because the approval requires the applicant to remove a number of secondary signs, including building identification and advertising signs, on the subject site. 2. Variance No. 99-06 is hereby approved, as conditioned in Exhibit A, attached hereto and incorporated herein by reference, and based upon the aforementioned findings.
