362 <br /> <br />Resolution 1999-057 <br />Page 2 of 3 <br /> <br />one or more substantial property rights; <br /> <br />As conditioned, the subject site will reduce the number of signs displaying <br />advertisements for the gas station. Approval of the monument sign <br />variation, as conditioned, would not prohibit the identification of the <br />business in an aesthetically appealing manner. The conditions of approval <br />help to offset the size of the monument sign by limiting the number of <br />signs. <br /> <br />That the granting of a variance will not be materially detrimental to the public <br />welfare or injurious to surrounding property; <br /> <br />Granting a variance, as conditioned, will not be detrimental to the public and <br />surrounding properties by allowing the proposed signage to exceed the size <br />limits for monument signs. The approval requires the applicant to remove a <br />number of secondary signs, including building identification and advertising <br />signs, on the subject site. The reduction of signs will visually enhance the <br />service station property and the surrounding visual environment. <br /> <br />That the granting of a variance will not adversely affect the General Plan of the <br />City; <br /> <br />The granting of the variance as conditioned will not adversely affect the <br />City's General Plan land use designation for the area because the approval <br />requires the applicant to remove a number of secondary signs, including <br />building identification and advertising signs, on the subject site. <br /> <br /> 2. Variance No. 99-06 is hereby approved, as conditioned in Exhibit A, attached <br />hereto and incorporated herein by reference, and based upon the aforementioned findings. <br /> <br /> <br />
