Resolution No. 99-066.1 <br />Page 2 of 3 <br /> <br />The proposed subdivision conforms to the minimum lot <br />size and street frontage requirements, as well as <br />meeting the intent of the State of California <br />Subdivision Map Act provisions. <br /> <br />The project site is physically suitable for the type and <br />density of the proposed project. <br /> <br />Each proposed development site exceeds the minimum <br />required lot size for office or commercial development. <br />There are no physical constraints on the site to <br />preclude development. <br /> <br />Do <br /> <br />The design and improvements of the proposed project will not <br />cause substantial environmental damage or substantially and <br />avoidably injure fish or wildlife or their habitat. <br /> <br />The environmental assessment has determined that <br />mitigation, will reduce impacts to levels of <br />insignificance. There are no wetlands or unusual flora <br />or fauna on or around the project site. Traffic <br />impacts are being addressed through improved <br />circulation in the area facilitated by alley dedication <br />and improvements including a turn lane and median <br />reconfiguration. No development surrounding this site <br />will be affected by this proposal. <br /> <br />The design or improvements of the proposed project will not <br />cause serious public health problems. <br /> <br />The project proposed for this subdivision of land meets <br />or exceeds City development standards. AS conditioned, <br />future development is required to be in compliance with <br />the applicable professional or commercial zoning <br />district requirements. <br /> <br />The design or improvements of the proposed project will not <br />conflict with easements necessary for public access through <br />or use of the property within the proposed project. <br /> <br />The applicant will be dedicating a 10 feet alley <br />easement and corner cutoffs at the alley to mitigate <br />impacts of the project. <br /> <br /> 2.
