Claude Santafel, F~llerton architect for the appellant, <br />stated that dedication for the street would hurt the plan which was desisaed as <br />a residence for ambulatory patients. <br /> <br />The City Manager recalled innumerable instances where property owners have been <br />required to develop stub streets so that other properties could be developed with <br />access, and noted that provisions of access to this area was imperative for <br />emergency vehicles. Mr. Barnes suggested a 20 foot dedicatinn from the applicant's <br />property and then the owner of the westerly property could acquire at the time <br />of development of his property, the other 40 feet from property to the south by <br />condemnation. There being no further testimony, the hearing was closed. <br /> <br />It was moved by Councilman Hubbard, seconded by Council.~n Harvey and carried, <br />that Appeal 116 be referred back to the Planning Coaw~ssion for reconsideration <br />with the possibility of working out something regarding dedication and appropriate <br />condit ions. <br /> <br />HEARING - APPEAL 117 Mayor Hall opened the hearing on Appeal <br />GUARANTY CHEVROLET Application 117 filed by Guaranty <br /> Chevrolet from the Planning C~ission's <br /> denial of Variance 1862 to construct an <br />auto parts sales and storage building in the Professional znne with no rear or <br />interior side yard at 205 S. Broadway. The Clerk reported that notice of the <br />hearing wes mailed to adjacent property owners en December 30, 1963, and that <br />no written ¢~xications had been filed. <br /> <br />The City Council wes advised by the applicant that plans had been revised since <br />the action of the Planning C~alssion. <br /> <br />On motion of Cou~cilm-~ Hubbard, seconded by Councilm-~ Schlueter and carried, <br />the hearing wes closed amd the matter wes referred back to the Plamuing C~mmission <br />for consideratio~ of revised plans. <br /> <br />ORD.
