Conditions for Approval for Tentative Tract Mao No. 16307 <br /> <br />Tentative Tract Map No. 16307 is approved subject to compliance, to the reasonable <br />satisfaction of the Planning Manager, with all applicable sections of the Santa Ana <br />Municipal Code, the Califomia Administrative Code, the Uniform Fire Code, the Uniform <br />Building Code and all other applicable regulations. <br /> <br />The applicant must comply in full with each and every condition listed below prior to <br />exercising the rights conferred by this tentative tract map. <br /> <br />The applicant must remain in compliance with all conditions listed below throughout the life <br />of the tentative tract map. Failure to comply with each and every condition may result in <br />the revocation of the tentative tract map. <br /> <br />A. Buildinu Division <br /> <br />Building Permit #10134810 and 10134811 for the construction of fire rated walls due to <br />the reconfiguration of property lines shall be obtained, and construction completed and <br />finaled prior to the recordation of the final map. <br /> <br />B. Planning Division <br /> <br />Comply with Development Review Committee comments dated January 16, 2002 <br />for Site Plan Review DP No. 01-54. <br /> <br />Project landscaping, including irrigation systems, shall be maintained as one <br />common area under control of the Association for the integrated development. <br />Should any one parcel become vacant, it would be the responsibility of the <br />association to ensure maintenance of that parcel. <br /> <br />A separate plan that is fully dimensioned, showing all existing landscape areas <br />for the entire Brookhollow Office Park, shall be approved and recorded as an <br />exhibit of the map so that these landscape areas will remain with the project in <br />perpetuity. <br /> <br />All on-site improvements shall be completed and approved by the Planning <br />Division including enhanced landscaping, paving and the planting of additional <br />trees along the 55-freeway prior to final maP approval and recordation. <br /> <br />The project shall continue to function as an integrated development. No fences <br />will be permitted across drive aisles for the purpose of creating yard areas for <br />individual parcels. <br /> <br />Trees along Grand and Warner Avenues shall be added, per the approved <br />landscape plan, to achieve the spacing required by City landscape codes (one <br />24-inch box tree for every 25 linear feet of. street frontage). <br /> <br />Resolution No. 2002-063 <br /> Page 5 of 6 <br /> <br /> <br />
