Conditions, Covenants and Restrictions (CC&R's) must be approved by the City <br />pdor to final map approval. The CC&R's should address common area <br />maintenance, drainage, architecture, landscaping, parking, access, circulation, <br />etc., and shall be recorded with the map. <br /> <br />o <br /> <br />Two copies of the recorded final tract map and City approved CC&R's shall be <br />submitted each to the Planning Division, Building Division and Public Works <br />Agency within 10 days of recordation. <br /> <br />The tentative map, final map and all improvements required to be made or <br />installed by the subdivider shall be in accordance with the design standards and <br />specifications of the City of Santa Ana and at the requirements of the State <br />Subdivision Map Act. <br /> <br />10. <br /> <br />All development within the area of the map is subject to development and other <br />applicable fees, including permit fees in effect at the time of permit issuance. <br /> <br />11. <br /> <br />All development within the area of the map is subject to all design and <br />development standards in effect at the time of building permit issuance. <br /> <br />12. <br /> <br />Project landscaping is to be maintained and include the minimum levels of plant <br />material required on the approved landscape plan and installed at the time of <br />final map approval. <br /> <br />Mitigation Measures <br /> <br />Landscaping on each parcel within the boundaries of the map shall be enhanced <br />and missing shrubbery/plants replaced per an approved landscape plan. <br /> <br />All pot holes, raised paving and broken curbs within the boundaries of the map <br />shall be repaired, and parking areas slurry coated and restdped to City standards <br />per the approved paving plan. <br /> <br /> A minimum of 30 new trees shall be provided in the landscape setback <br />facing the 55-freeway. The trees shall be a combination of Canary Island Pines <br />and Sweet Gum or other variety identified on the approved landscape plan. In <br />addition, trees along Grand and Warner Avenues shall be added per the <br />approved landscape plan to achieve the spacing required by the City's landscape <br />codes. <br /> <br />C. Police <br /> <br />Brookhollow Drive addresses shall remain in place for those buildings whose <br />primary vehicular access is off Breokhollow Drive. <br /> <br />Resolution No. 2002-063 <br />Page 6 of 6 <br /> <br /> <br />
