Conditions for Approval for Conditional Use Permit No. 2002-29 <br /> <br />Conditional Use Permit No. 2002-29 is approved subject to compliance, to the reasonable <br />satisfaction of the Planning Manager, with all applicable sections of the Santa Ana <br />Municipal Code, the California Administrative Code, the Uniform Fire Code, the Uniform <br />Building Code and all other applicable regulations. <br /> <br />The applicant must comply in full with each and every condition listed below prior to <br />exercising the dghts conferred by this conditional use permit. <br /> <br />The applicant must remain in compliance with all conditions listed below throughout the <br />life of the conditional use permit. Failure to comply with each and every condition may <br />result in the revocation of the conditional use permit. <br /> <br />A. Planninu Division <br /> <br />The applicant must comply with all conditions and requirements from the <br />Development Review Committee for the development project (DP No. <br />2002-73). <br /> <br />Any amendment to this conditional use permit must be submitted to the <br />Planning Division for review. At this time, staff will determine if <br />administrative relief is available or the conditional use permit must be <br />amended. <br /> <br />3. A lot line adjustment shall be applied for and tentatively approved. <br /> <br />The parking structure is designed per design guidelines of the Midtown <br />Specific Plan. The architecture of the parking structure will be designed <br />incorporating a Mission/Spanish Revival style, which would be compatible <br />architecturally with the adjacent YMCA building. The design will also <br />include a cornice cap bordering the top edge of the structure, and the <br />exterior walls will be painted to match the architectural color of buildings in <br />the area. <br /> <br />Landscaped vine pockets for Boston Ivy must be installed at ten-foot <br />intervals along the Sycamore Street elevation adjacent to the sidewalk. <br /> <br />Design and Development Standards for parking structures apply to this <br />project, and shall be incorporated into a signed landscape agreement <br />between the City and applicant, including: <br /> <br />a) <br /> <br />Boston Ivy vines shall be planted in ten locations in the City right-of- <br />way as noted on Exhibit B and maintained with a drip irrigation <br />system.
