Mr. Evans displayed a drawing of the prOPosed building~ citing as Justification for the variance the Planning Cc~a~ission policy regar0~ng two lots on 17th; the fact that 17th Street is a primary street; there have been two rezm~ings to C 5 nearby; there is C ~ zoning i~aediately west; that the application meets all C ~ regmtations. ~erman Altmam, 1618 N. Li~wood, representing about thirty residents in opposition ~6 the' application, objected to the 20 foot driveway on Linwoo~; noisy compressors and large trash bias which would go with proposed use; amd building om the property lime with no buffer zone for the residential property. Join M. Hoy, I5I~ N. T.t.WO0~, stated that in the area all places rezoned C ~ had been ~equired to have R 1 B or residential parking at least 50 feet wide, but that the current project came within 2½ feet of the residential PrOperty. In rebuttal, Mr. Evans stated that the driveway on Liawo~l possibl~ could be eliminate~l; that the trash cans would be at the far right ha~l side cf the Build- lng adjacent to the shOPp~n_= center; that the setback ~eets C 5 re~Alation; that the compressors would be on top of the building; an~ that vehicles to a~l frm a parking lot would be acre of a nuisance to adjacent residents. There Being no further testimony, the hearing was closed. It was moved by Cmmcilmem Hubbard, seconded by Councilman Schlueter amd carried, that the Co, oil overrule the action of the Planning Cce~ission and instruct the City Attorney to prepare a resolution granting Variance 200~, subject to conditions rec~ended in Staff C~=ments dated September 1~, 196~. NEARING - Mayor Eall opened the hearing on A.A. 531 ~EP~DITN A~ond~ent Application 531 filed by Eddy Neredith to amem~ Seotinmal District Map 5-5-9 by reclassifying from the A 1 to the R 1 district, property on the south side of Santa Clara between Tustin and Wright. Planning Co~aission Resolution 5715 recomme~ed approval of E~hibit A.A. 531 B which would reclassify to the 60-R1-7200 District (~imimum frontage and lot size). The Clerk reported that notice of the hearing was published in The Register on January 2~ 1965 an~ that no written communications or objections had been received.
