Map No. 2002-248) as conditioned at its January. 21, 2004 meeting. <br /> <br />DISCUSSION <br /> <br />Request of Applicant <br /> <br />The City of Santa Ana Housing Division, on behalf of the Community <br />Redevelopment Agency, is requesting approval of a tentative parcel map to <br />subdivide a 0.33-acre parcel into two lots to facilitate the construction <br />of two new single-family residences at 325 West 'Pine Street. <br /> <br />Property Description <br /> <br />The development site is a 14,200 square foot rectangular shaped vacant <br />lot located on the northwest corner of Pine and Birch Streets. The <br />property is in the Specific Development Plan No. 40 zoning district, <br />commonly known as Heninger Park. The General Plan land use designation <br />for the site is Low Density Residential (LR-7); which allows up to seven <br />dwelling units per acre. The surrounding uses consist of single and <br />multiple-family residences to the north, south, west and a mix of <br />commercial, single and multi-family residences to the east (Exhibits 1 <br />and 2). <br /> <br />. <br /> <br />32A-1 <br />
