<br />Tentative Parcel Map No. 2003-07 <br />March 1,2004 <br />Page 2 <br /> <br />Project Description <br /> <br />The applicant is proposing to subdivide a 100-foot by 142-foot lot into <br />two parcels for single-family residential development (Exhibit 3). Both <br />parcels will have a total of 7,100 square feet of area and 50 feet of <br />street frontage along Birch Street. Parcel 2 will be a corner parcel and <br />will have 142 feet of frontage along Pine Street. If approved, the <br />Housing Division will construct one 2,476 square foot single-family <br />dwelling ,. with a 484 square foot detached two-car garage on each lot. <br />Both residences will be designed to reflect the Craftsman Bungalow <br />architectural style of the existing neighborhood. <br /> <br />Analysis of the Issues <br /> <br />The property is located within the SD-40 zoning district, which allows up <br />to one dwelling unit per 6,000 square foot lot. Additionally, a minimum <br />street frontage of 50 feet is required. As proposed, both lots exceed <br />the minimum 6,000 square foot lot size requirement and comply with the <br />minimum 50-foot street frontage requirement as required by the Santa Ana <br />Municipal Code and the SD-40 standards. . <br /> <br />The proposed subdivision is consistent with the goals and objectives of <br />the Land Use and Housing Elements of the General Plan as the project <br />helps preserve the character and integrity of the surrounding <br />neighborhood. Additionally, the proposal is in compliance with the <br />provisions of the State of California Subdivision Map Act, Chapter 41 of <br />the Santa Ana Municipal Code and the City's General Plan. <br /> <br />At the January 21, 2004 hearing, the Zoning Administrator requested that <br />the parcel map be conditioned to require the maintenance of the ingress <br />and egress easement. Staff has included this as Condition No.8. Based <br />on the analysis, findings and conditions, the Zoning Administrator <br />approved Tentative Parcel Map No. 2003-07. <br /> <br />32A-2 <br />
