<br />FEBRUARY 25, 2004 <br />\.GE 1 OF 2 <br /> <br />Conditions for Approval <br /> <br />, Should Tentative Parcel Map No. 2004-01 (County Parcel Map No. 2003-188) <br />be approved, the project shall comply with all applicable sections of the <br />Santa Ana Municipal Code, the California Administrative Code, the Uniform <br />Fire Code, the Uniform Building Code and all other applicable regulations. <br /> <br />The applicant must comply in full with each. and every condition listed <br />below prior to exercising the rights conferred by this tentative parcel <br />map. <br /> <br />The applicant must remain in compliance with all conditions listed below <br />throughout the life of the parcel map. Failure to comply with each and <br />every condition may result in the revocation of the parcel map. <br /> <br />A. <br /> <br />P1aqning Division <br /> <br />2. <br /> <br />1. <br /> <br />Comply with Development Review Committee comments dated August <br />25, 2003 for Site Plan Review DP No. 03-43. <br /> <br />Project landscaping, including irrigation systems, shall be <br />maintained as one common area under control of the Association <br />for the integrated development. Should anyone parcel become <br />vacant, it would be the responsibility of the association to <br />ensure maintenance of that parcel. <br /> <br />3. <br /> <br />The project shall continue to function as an integrated <br />development. No fences will be permitted across drive aisles <br />for the purpose of creating yard areas for individual parcels. <br /> <br />4. <br /> <br />All common area utilities, including but not limited to <br />lighting, water and irrigation shall be controlled by separate <br />utility meters. <br /> <br />5. <br /> <br />All pot holes, raised paving and broken curbs within the <br />boundaries of the map shall be repaired and parking areas <br />slurry coated and restriped to City standards as part of a <br />normal maintenance program. <br /> <br />EXHIBIT 5 <br /> <br />328-10 <br />
