<br />Koo/03/03/04 <br /> <br />RESOLUTION NO. 2004-05 <br /> <br />A RESOLUTION OF THE ZONING ADMINISTRATOR OF <br />THE CITY OF SANTA ANA APPROVING TENTATIVE <br />PARCEL MAP NO. 2004-01 AS CONDITIONED FOR THE <br />PROPERTY LOCATED AT 122 AND 124 EAST DYER ROAD <br />(COUNTY MAP NO. 2003-188) <br /> <br />BE IT RESOLVED BY THE ZONING ADMINISTRATOR OF THE CITY OF <br />SANTA ANA AS FOLLOWS: ' <br /> <br />Section 1. The Zoning Administrator of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br /> <br />B. <br /> <br />The Applicant is requesting approval of a tentative parcel map to subdivide <br />a 3.53-acre parcel located at into two lots at 122 and 124 East Dyer Road, <br />to allow the sale of each of the lots. <br /> <br />Tentative Parcel Map No. 2004-01 came before the Zoning Administrator <br />of the City of Santa Ana for a public hearing on February 25, 2004. <br /> <br />A <br /> <br />C. <br /> <br />The Zoning Administrator determines that the following findings have been <br />established: <br /> <br />1. <br /> <br />The proposed project, as conditioned, and its design and <br />improvements are consistent with the Industrial land use <br />designation of the General Plan and are otherwise consistent with <br />all other elements of the General Plan and any applicable specific <br />plans. <br /> <br />2. <br /> <br />The proposed subdivision is consistent with the Industrial <br />land use designation and all other elements of the General <br />Plan and the provisions outlined in Chapter 34 for the <br />subdivision of property. In addition, the subdivision will <br />comply with the provisions adopted for the Dyer Road Street <br />widening project. <br /> <br />The proposed project, as conditioned, conforms to all applicable <br />requirements of the zoning and subdivision codes as well as other <br />applicable City ordinances. <br /> <br />The proposed project, as conditioned, conforms to the <br />provisions of the zoning code 'with respect to landscaping, <br />setbacks, parking, lot size and frontage.
