The site is currently occupied by <br />several historic and non-historic structures that are primarily <br />occupied by office uses. The project site is bordered by Washington <br />Avenue to the north, Tenth Street to the south, Sycamore Street to <br />the east and Broadway to the west. Surround.ing land uses include <br />single and multi-family residential and office uses to the north, and <br />office uses to the south, east and west. <br /> <br />The subject site is zoned Midtown Specific Plan No.3 (SP-3) and has a <br />General Plan Land Use designation of Professional and Administrative <br />Office (PAO), which permits office development' at a floor area ratio of <br />1.0 (Exhibits 1, 2 and 3). <br /> <br />4IÞProject Description <br /> <br />Caribou Industries is proposing the construction of a 518,003 square <br />foot office tower. The building would contain 490,003 square feet of <br />office space, 10,000 square feet of retail space and 18,000 square <br />feet of restaurant dining area. As proposed, the building will be 37 <br />stories and 493 feet in height. The building will have a vertically <br />oriented contemporary design with non-reflective green transparent <br />glass on the outer shell of the structure. The'structural skeleton of <br />the building will be visible through the glass and will be illuminated <br />at night (Exhibits 4, 5 and 6). In addition, four buildings totaling <br />12,484 square feet that are currently on the project site will be used <br />for office and restaurant purposes. Three buildings, 9,627 square <br />feet in size, will be used for office purposes, while the remaining <br />2,857 square foot fourth building will be utilized as a restaurant. <br /> <br />, An open, nine-level freestanding parking structure (one sublevel and <br />eight levels above ground) with a height of 78 feet will be provided <br />for the project. A total of 2,463 parking spaces are proposed within <br />this structure. Approximately 3,200 square feet of retail/restaurant <br />space will be provided on the ground level of the structure. The <br />design of the structure will complement the proposed office tower, <br />with the elevator bank incorporating the glass to be used on the tower <br />~Exhibits 7, 8 and 9). <br /> <br />758-5 <br />
