The design development documents will clearly delineate the solution of each component of each project in three dimensions. An electronic rendering will be developed for consensus building, communications and distribution. It will be presented, along with a statement of probable construction costs, to the City, for final approval prior to the development of construction documents. Regular meeting minutes and progress reports will be provided as indicated in the RFP. Task 3 - Construction Documents Duration: 12-16 weeks plus plancheck and bid The construction document phase for each project is a time of intense production on the part of the architectural and engineering team. The scope of work is as follows: • plans and specifications indicating all architectural and engineering disciplines; • 95% drawings, specifications, and calculations submitted for plancheck; • detailed estimate of probable construction cost submitted; • 100% construction document backcheck and approval; and • preparation for bid. Following approval, the City will prepare for the bid period. Documents are anticipated to be distributed 1 through the City, however those services can be provided by Dougherty + Dougherty. The architectural and engineering team will respond to questions during the bid or negotiation period and will issue addenda as required. Services include: • response to telephone/fax inquiries; • issuance of addenda as required; • attendance at the bid opening; and • assistance in assessing the bids. ■■ ■■ Please note that full bid period services can be made available to include printing, distribution and record- keeping as an additional service. ITask 4 - Construction Administration Duration: 7-9 months The architect and consulting team will work closely with the City to build a partnering relationship with the selected contractor for each project. Selective construction period services may include the following, as determined by the City: • attendance at meetings with minutes; • responses to Requests for Information/Clarification; • issuing of Requests for Proposal and Change Orders as required; • review of submittals and shop drawings; • maintenance of all logs; • review of Pay Requests; • preparation of punch lists; • issuing Certificate of Substantial Completion; and • review and issuing of record drawings. The thirty hours designated for this work will need to be carefully expended. It is our intent that Dougherty + Dougherty will follow through construction completion until all parties are satisfied that the project is indeed complete and all close-out work is complete.
