The design development documents will clearly delineate the solution of each component of each project in <br />three dimensions. An electronic rendering will be developed for consensus building, communications and <br />distribution. It will be presented, along with a statement of probable construction costs, to the City, for final <br />approval prior to the development of construction documents. Regular meeting minutes and progress reports <br />will be provided as indicated in the RFP. <br />Task 3 - Construction Documents <br />Duration: 12-16 weeks plus plancheck and bid <br />The construction document phase for each project is a time of intense production on the part of the <br />architectural and engineering team. The scope of work is as follows: <br />• plans and specifications indicating all architectural and engineering disciplines; <br />• 95% drawings, specifications, and calculations submitted for plancheck; <br />• detailed estimate of probable construction cost submitted; <br />• 100% construction document backcheck and approval; and <br />• preparation for bid. <br />Following approval, the City will prepare for the bid period. Documents are anticipated to be distributed <br />1 through the City, however those services can be provided by Dougherty + Dougherty. <br />The architectural and engineering team will respond to questions during the bid or negotiation period and will <br />issue addenda as required. Services include: <br />• response to telephone/fax inquiries; <br />• issuance of addenda as required; <br />• attendance at the bid opening; and <br />• assistance in assessing the bids. <br />■■ <br />■■ <br />Please note that full bid period services can be made available to include printing, distribution and record- <br />keeping as an additional service. <br />ITask 4 - Construction Administration <br />Duration: 7-9 months <br />The architect and consulting team will work closely with the City to build a partnering relationship with the <br />selected contractor for each project. Selective construction period services may include the following, as <br />determined by the City: <br />• attendance at meetings with minutes; <br />• responses to Requests for Information/Clarification; <br />• issuing of Requests for Proposal and Change Orders as required; <br />• review of submittals and shop drawings; <br />• maintenance of all logs; <br />• review of Pay Requests; <br />• preparation of punch lists; <br />• issuing Certificate of Substantial Completion; and <br />• review and issuing of record drawings. <br />The thirty hours designated for this work will need to be carefully expended. It is our intent that Dougherty + <br />Dougherty will follow through construction completion until all parties are satisfied that the project is indeed <br />complete and all close-out work is complete. <br />Dot[gherty + Do[rgherty Arcfiltects LLP <br />
