Work Plan
The following work plan details the method of approach to each scope of work proposed for the design and
construction of the new Santiago Park Interpretive Center, the EI Salvador Center Renovation and the Central
Regional Park Play Equipment..
The proposed approach is as follows:
City Provided Services
The City shall designate representatives, authorized to act on the City's behalf with respect to each project. A
representative committee will be appointed, each person empowered to make decisions on behalf of their
respective constituent group. The City shall also furnish the A/E team with all necessary reference data, which
r includes, but is not limited to the following:
• funding limitations and phasing requirements;
• project requirements including program, constraints, and special criteria;
• plans and existing documentation describing existing conditions;
• overall schedule goals with critical dates; and
• a geotechnical report where required.
The City shall be responsible for the review of documents submitted and render decisions pertaining thereto in
a reasonably prompt manner, so as to avoid unreasonable delay in the orderly progress of services in order to
meet schedule goals.
Task 1 - Pre -Design Meeting
Duration: 1 week
A meeting shall take place with the City Project Manager, Representative Committee Members and Design
Review Team to determine project scope requirements for each project. We will discuss a design strategy and
refine program objectives and project goals. Other criteria to be considered include:
• examination of existing facilities and the relationship of new work;
• review of existing documents;
• establishment of a target schedule with benchmarks; and; and
• establishing a collaborative strategy for completion of the work.
Following this meeting the architectural and engineering team, in contact with City representatives, will
develop a basis for program analysis and design.
Task 2 - Program Analysis/Design Development
Duration: 8-12 weeks
This stage involves delineating the design goals into a solution for each project, reflecting input from City
representatives and other empowered and interested parties through collaborative meetings. Cost implications
will be discussed at this time. This phase of work will illustrate:
• conformance to all agency regulatory requirements;
• successful response to the project program goals and design criteria;
• adjacencies and circulation patterns;
• aesthetic compatibility with the existing context; and;
the articulation of engineered building systems.
As a part of this phase, a topographic survey will indicate site contours, meets and bounds, existing
improvements, and on-site utilities.
INXHIB1T A
Dottg/terry + Dougherty Architects LLP
