<br />One Broadway Plaza <br />Environmental Impact Report <br /> <br />Findings and Facts in Support of Findings <br /> <br />4.2.1.2 Findings Related to Topographv. Geology and Soils <br /> <br />Changes or alterations have been required in, or incorporated into, the One Broadway Plaza <br />project which avoid or substantially lessen the significant environmental effect as identified in <br />the EIR. <br /> <br />4.2.1.3 Facts in Support of the Findings Related to To~ography and Soils <br /> <br />Implementation of mitigation measures G-l and G-2, provided below, will substantially lessen <br />the adverse impacts of the One Broadway Plaza project related to topography and soils, and will <br />reduce these potentially significant adverse impacts to below a level of significance. <br /> <br />G-l <br /> <br />The design for the project will comply with all provisions of the Preliminary Geotechnical <br />Feasibility Investigation perfonned by Zeiser Kling Consultants and their Addendum <br />Recommendations, including recommendations for grading, removal and recompaction of <br />soils, foundations, settlement, pile foundations, design criteria, seismic design, retaining <br />walls, ferrous corrosion, surface drainage, pavement design, concrete hardscape, soldier <br />pile/logging system and supplemental investigations. <br /> <br />G-2 Prior to acquiring a grading pennit for project construction, the developer will prepare a <br />Final Geology and Soils Report, to specifically assess the following: <br /> <br />1. <br /> <br />The shrink-swell potential of potentially expansive soils on the site; specifically <br />addressing appropriate recommendations for soil treatments, grading procedures <br />and/or foundation designs, as appropriate, for the planned land use on the site. <br /> <br />11. <br /> <br />The potential for compressible soils on the site; specifically addressing appropriate <br />recommendations for soil treatments, grading procedures and/or foundation designs, <br />as appropriate, for the planned land use on the site. <br /> <br />The recommendations from the Final Geology and Soils Report will be incorporated into the <br />grading plan for the project. <br /> <br />4.2.1.4 Level of Significance of Impact Related to Topographv and Soils <br /> <br />The adverse impacts of the One Broadway Plaza project related to topography and soils will be <br />mitigated to below a)evel of significance. <br /> <br />4.2.2.1 Potentially Significant Adverse Impact Related to Fugitive Dust <br /> <br />As described in detail in Section 3.2 (Topography, Geology and Soils) in the EIR, construction <br />of the One Broadway Plaza project will create dust. <br /> <br />U/vfregoso/wp51/reports/One Broadway final findings <br />June 28, 2004 <br /> <br />Page 20 <br />
