<br />Tentative <br />August 9, <br />Page 2 <br /> <br />Tract Map No. 2004-03 <br />2004 <br /> <br />feet to 8,518 feet in size. A total of two different floor plans are <br />proposed for this project. Plan 1 includes 2,213 square feet of living <br />area and Plan 2 includes 2,395 square feet of living area. Both floor <br />plans have three bedrooms, a den and three full bathrooms. <br /> <br />Access to the proposed proj ect will be provided from Sixth and Seventh <br />Streets. A two-car attached garage and two tandem spaces in the driveway <br />will be provided for each unit. <br /> <br />The architectural style proposed for these residences is contemporary <br />with some Craftsman and Mediterranean influences. The exterior material <br />proposed includes tile roof, stucco, precast concrete stone veneer, and <br />decorati ve window surrounds. Arched windows and porches are features <br />used on the elevations to characterize the Spanish Mediterranean <br />architectural style. Additionally, siding and porches with square <br />columns are features used on the elevations to characterize the <br />Craftsman Bungalow styles (Exhibits 3 through 6) . <br /> <br />Analysis of the Issues <br /> <br />The tentative tract map is proposed to subdivide the existing three <br />parcel, 0.96-acre site into five parcels. The subdivision has been <br />reviewed and is in conformance with the City I s subdivision regulations <br />as well as the California Subdivision Map Act. <br /> <br />The individual parcels meet the provisions of the zoning code with respect <br />to minimum lot size and frontage. The proposed subdivision is consistent <br />with the Low Density Residential land use designation and all other <br />elements of the General Plan. As a result, staff recommends approval of <br />Tentative Tract Map No. 2004-03 (County Map No. 16635) as conditioned <br />(Exhibits 7 and 8) . <br /> <br />CEQA Compliance <br /> <br />In accordance with the California Environmental Quality Act, the <br />recommended action is exempt from further review.
