<br />Amendment Applicant No. <br />Tentative Tract Map No. <br />July 26, 2004 <br />Page 2 <br /> <br />2004-04 <br />2004-04 <br /> <br />The subject property is approximately 1.04 acres in area. <br />is flat, rectangular in shape and is currently occupied <br />family dwelling unit. The property is located on the <br />Euclid Street between Fifth and Sixth Streets. <br /> <br />The property <br />by a single- <br />east side of <br /> <br />Project Description <br /> <br />The current zoning classification for the subject property is Arterial <br />Commercial (C5) and Two-Family Residence (R2). In order to allow the <br />proposed residential proj ect, a zone change to Single-Family Residence <br />(Rl) is required to make the proj ect consistent with the General Plan IS <br />land use designation of Low Density Residential (Exhibit 3) . <br /> <br />The proposed project involves the demolition and removal of a single- <br />family dwelling and the construction of six new single-family residences. <br />The lot sizes range from 7,295 square feet to 7,971 square feet. Two <br />different floor plans are proposed for this proj ect . Plan 1 includes <br />2,233 square feet of living area with three bedrooms and a den and Plan 2 <br />includes 2,395 square feet of living area with three bedrooms and a den. <br />Both floor plans have three full bathrooms. An interior laundry room, a <br />center island in the kitchen, separate tub and shower in the master <br />bathroom, a walk-in closet in the master bedroom and a fireplace in the <br />family room are proposed as interior amenities. <br /> <br />Access to the proposed project will be provided <br />Streets. A two-car attached garage and two tandem <br />will be provided for each unit. <br /> <br />from Fifth and Sixth <br />spaces in the driveway <br /> <br />The architectural style proposed for this proj ect is contemporary with <br />some Craftsman and Mediterranean influences. The exterior material <br />proposed includes tile roof, stucco, precast concrete stone veneer, and <br />decorative window surrounds. Arched windows and porches are features <br />used on the elevations to characterize the Spanish Mediterranean <br />architectural style. Additionally, siding and porches with square <br />columns are features used on the elevations to characterize the <br />Craftsman Bungalow styles (Exhibits 4 through 7) . <br /> <br />Analysis of the Issues <br /> <br />The property fronting Euclid Street is currently zoned Arterial <br />Commercial (C5). This zoning, which has been in place over 20 years, <br />was intended to promote development of commercial uses that would <br /> <br />758-14 <br />
