<br />Amendment Applicant No. <br />Tentative Tract Map No. <br />July 26, 2004 <br />Page 3 <br /> <br />2004-04 <br />2004-04 <br /> <br />support the adj acent residential uses. Al though Euclid Street is an <br />arterial street, this area failed to generate the anticipated demand for <br />commercial uses due to the limited size and depth of the lots. Since <br />approval of a commercial development would potentially impact the <br />adjacent residential neighborhood, a rezoning to Single-Family Residence <br />(Rl) is recommended. <br /> <br />There are some commercial uses at the corner of First and Euclid Streets <br />as well as the southeast corner of Fifth and Euclid Streets. However, <br />most properties in the area are primarily residential uses or vacant. <br />The proposed Single-Family Residence (Rl) zoning district will be <br />consistent with the residential General Plan land use designation and <br />the predominant land use pattern of this area. <br /> <br />The tentative tract map is proposed to subdivide the existing 1.04-acre <br />si te into six parcels. The subdivision has been reviewed and is in <br />conformance with the City's subdivision regulations as well as the <br />California Subdivision Map Act. <br /> <br />The individual parcels meet the provisions of the zoning code with respect <br />to minimum lot size and frontage. The proposed subdivision is consistent <br />with the Low Density Residential land use designation and all other <br />elements of the General Plan.
