Go Will <br />CURCI-TURNER COMPANY appealing the Planning Commission's <br /> approval of Curci-Turner Company's <br />Variance Application 72-32 tO establish less than 4-acre parcels in the C 4 <br />District at 2640 S. Bristol Street. <br /> <br />The Director of Planning stated that the variance applied for and approved by <br />the Planning Cornnaission requested less than 4-acre lots in the C 4 District; that <br />the problem brought in by appeal involves parking as related to Parcel 1 on which <br />no plan has been filed; that the question raised in the appeal is out of focus at the <br />moment~ and that the Planning Commission and Staff recommend approval of the <br />variance. <br /> <br />The Clerk reported no additional written communications had been received. <br /> <br />Mr. William Will, 1420 W. Central, stated that no one is fighting development of <br />the land as long as it is in a logical, compatible manner; that the reason for the <br />appeal is that the Planning Commission approval of the variance does not take <br />into account items which affect the physical safety and the real property values <br />in the tract; that they anticipate a drainage problem at the intersection~o~ Pqpl&r <br />and Hemlock Way; that a 3-story building is being proposed for Parcel 2, abutting <br />R 1 property, and they are asking for a limit of two s~ries on the building; that <br />they would like the developer to be required to provide 6' landscaping between the <br />parking stalls and the wall which separates that parcel from the residential area; <br />that the question of physical safety revolves around the driveway and the traffic <br />on Central Avenue. He stated that there is a Marie Callender Pie Shop on Central <br />Avenue which generates a great deal of traffic; that it is sometimes hazardous to <br />approach the tract from Central Avenue; that eventually traffic signals will be <br />needed at Central and Bristol; that the developer should be required to dedicate <br />enough land to widen the mouth of Central Avenue and to participate in the cost of <br />traffic signals at the intersection. <br /> <br />CITY COUNCIL MINUTES <br /> <br />-209- May 15, 1972 <br /> <br /> <br />
