<br />the City's Development Review process, future redevelopment <br />activities implemented within the Merged Project Area would <br />be evaluated for potential geotechnical constraints and <br />where needed geotechnical design recommendations would be <br />incorporated in~o the projects to ensure geotechnical <br />stability. <br /> <br />v. <br /> <br />HAZARDS/HAZARDOUS MATERIALS <br /> <br />(A.B.C) Less Than Significant Impact <br /> <br />Approval of the proposed Merger would not directly result <br />in the creation of any significant hazardous material <br />safety impacts to the public. Though, future redevelopment <br />activities implemented within the Merged Project Area could <br />involve the short-term and long-term and handling and <br />storage of incidental amounts of hazardous materials. <br />However, the handling and storage of hazardous materials <br />would be subject to the local, state and federal <br />regulations regarding the handling, storage and <br />transportation of hazardous materials. Compliance with <br />local, state and federal regulations would reduce potential <br />hazardous material impacts to a level considered less than <br />significant. <br /> <br />Additionally, future redevelopment activities could involve <br />the demolition and removal of existing buildings. Some of <br />these buildings may contain asbestos containing building <br />materials and lead paint thus posing a risk to public <br />safety if not handled properly. However, through the City's <br />development review process, site assessments would be <br />prepared to determine the presence of any hazardous <br />substances. The handling and disposal of these substances <br />would be subject to local, state and federal regulations. <br /> <br />(D) Less Than Significant Impact <br /> <br />According to the City's General Plan Land Use Element EIR, <br />the proposed Merged Project Area is not located within any <br />aircraft accident potential zones or clear zones. However, <br />some of the Redevelopment Project Areas are within FAA <br />Notification Areas, requiring compliance with the John <br />Wayne Airport Environs Land Use Plan. Approval of the <br />proposed Merger would not increase the potential for safety <br />hazards for people residing in or working within the Merged <br />Project Area.
