<br />Table 1 summarizes the forecast shared parking demand for the Floral Park Promenade center <br />with the inclusion of the proposed project. An examination of the table indicates that 439 parking spaces <br />would be forecast, a shortage of 17 parking spaces. Presently, the site has a minor exception (87-02) to <br />reduce the required parking by 17 spaces. <br /> <br />OBSERVED SHARED PARKING ANALYSIS <br /> <br />Parking for the existing center was observed and is summarized in the following table, An <br />examination of the table indicates that the maximum observed parking demand for the center was 127 <br />spaces at 4:30 PM. The center presently has a total of 370 spaces available to meet the parking demand <br />for the existing retail center. The Urban <br />Land Institute (ULI) produced a widely recognized and trusted report on the "sharing" of parking that <br />occurs in large retail centers. The ULI parking analysis shown in Table 1 indicates that a maximum of <br />370 parking spaces would be occupied if this were a typical and relatively large retail center. <br /> <br />Further, based on the result of the observed shared parking analysis, the center uses only a <br />maximum 127 spaces during the peak parking demand period and sufficient surplus parking is available <br />that would be sufficient to accommodate the addition of the proposed 5,000 square feet of food uses, The <br />current noon usage is 120 spaces and the 5;00 PM usage is 124 spaces. The addition of 50 more vehicles <br />(the code requirement for 5,000 square feet of restaurant) brings the peak parking total to 174 spaces or <br />only 47 percent of the total parking available. <br /> <br />Floral Park Promenade <br />Parking Analysis <br /> <br />4 <br /> <br />Austin-Foust Associates.
