<br />AUGUST 9, 2004 <br />PAGE 1 OF2 <br /> <br />Conditions for Approval <br /> <br />Variance No. 2004-05 is approved subject to compliance, to the reasonable <br />satisfaction of the Planning Commission, with all applicable sections of <br />the Santa Ana Municipal Code, the California Administrative Code, the <br />Uniform Fire Code, the Uniform Building Code and all other applicable <br />regulations. <br /> <br />The applicant must comply in full with each and every condition listed <br />below prior to exercising the rights conferred by this variance. <br /> <br />The applicant must remain in compliance with all conditions listed below <br />throughout the life of the variance. Failure to comply with each and <br />every condition may result in the revocation of the variance. <br /> <br />A. Planning Division <br /> <br />1. The project shall remain in compliance with Site Plan Review <br />DP No. 04-08. <br /> <br />2. Any amendment to this variance must be submitted to the <br /> Planning Division for review. At this time, staff will <br /> determine if administrative relief is available or the <br /> variance must be amended. <br /> <br />3. A parcel map, or other method of combining lots as approved by <br />the Planning Manager, shall be approved and recorded prior to <br />the issuance of any building permits. <br /> <br />4. The driveway entrance from Memory Lane shall include an <br />enhanced pavement to match the proposed driveway on Bristol <br />Street. <br /> <br />5. An enhanced pedestrian walkway shall be provided that links <br />the proposed commercial development with the existing Floral <br />Park Promenade parking lot. The pedestrian walkway shall <br />include decorative walkways and shall be submitted for the <br />review and approval of the Planning Manger prior to the <br />issuance of building permits. <br /> <br />6. Two 36-inch box Canary Island Pines shall be located within <br />the Floral Park Promenade landscape setback along Memory Lane. <br />A landscape plan showing the location of the Canary Island <br />pines shall be submitted for the review and approval of the <br />Planning Manager prior to the issuance of building permits. <br /> <br />758-48 <br />
