<br />Nitrogen Oxides 100 2.5 55 <br />Particulate <br />Matter 150 6.75 150 <br /> <br />Long-ter.m Operational Air Quality Impacts <br /> <br />The proposed project would involve the development of a 5000 <br />square foot commercial building. The primary source of long-term <br />operational emissions would be generated by vehicle travel to <br />and from the project site. A relatively minor amount of gaseous <br />emissions would also occur from natural gas and electricity <br />usage. According to the South Coast Air Quality Management <br />District CEQA Air Quality Handbook, the threshold for <br />potentially significant air quality impacts would involve the <br />development of 2,700 square feet of restaurant uses with a <br />drive-through facility and the development of 56,000 square feet <br />of commercial land uses. The proposed project would be less than <br />the threshold of significance for long-term air quality impacts <br />established in the CEQA Air Quality Handbook. Additionally, the <br />proposed proj ect would not generate CO hotspots, in that the <br />vehicle trips generated by the proposed proj ect are consistent <br />with the traffic projections in the City's Circulation Element <br />and would not cause a roadway to be reclassified at Level of <br />Service D or worse. Therefore, implementation of the proposed <br />project would not result in significant long-term air quality <br />impacts that would exceed state or federal air quality <br />standards. <br /> <br />Short-ter.m constructed Related Air Quality Impacts <br /> <br />Construction operations associated with the proposed project <br />could potentially result in short-term increases in particulate <br />mater, and to a lesser degree increases in carbon monoxide and <br />ozone. Peak day construction emissions for most pollutants <br />arising from construction of the proposed proj ect would occur <br />during the grading and excavation phases. <br /> <br />The proposed proj ect would require grading to provide for the <br />construction of building, parking areas, and access ways. <br />Assuming grading of the entire proj ect, approximately 22,414 <br />square feet of area would be graded. According to the South <br />Coast Air Quality Management District CEQA Air Quality Handbook, <br />the threshold for potentially significant short-term air quality <br />impacts would involve the grading of 1,309,000 square feet of <br />area. The proposed grading would be considerably less than the <br />threshold of significance established in the CEQA Air Quality <br />Handbook.
