The coin laundry is an existing store that will be <br />expanded to have a total of 3,000 square feet. In addition, 21,814 square <br />feet of retail is currently unoccupied within the shopping center. <br /> <br />The maximum number of oècupied parking spaces today at the shopping <br />center is 225 parked vehicles on Saturday between 1 :00 PM to 1: 15 PM. (see <br />Table 6). Three days were counted and this is the peak parking demand. <br /> <br />The shopping center currently provides a total of 575 parking spaces. <br /> <br />Based upon the City of Santa Ana Parking Code requirements, the proposed <br />coin laundry use will require 3,000/167 or 18 parking spaces. The unoccupied <br />retail stores will require 21,814/200 or 109 parking spaces. The total <br />additional parking spaces needed at the shopping center above the existing <br />Saturday peak parking demand is 127 parking spaces. <br /> <br />The weekend (Saturday) peak parking demand is expected to be a total <br />parking demand of 352 (225+18+109) parking spaces for the entire shopping <br />center. <br /> <br />Parkina Code <br /> <br />The City of Santa Ana Parking Code requirements are included within Appendix B. <br /> <br />The coin laundry is an existing store that will be expanded to have a total of 3,000 <br />square feet. In addition, 21,814 square feet of retail is currently unoccupied. <br /> <br />Based upon the City Parking Code requirements, a total of 1 parking space for each <br />167 square feet of floor space is required for the proposed coin laundry use and 1 <br />parking space for each 200 square feet of floor space is required for the unoccupied <br />retail stores. <br /> <br />The City Parking Code requirements indicate that the proposed coin laundry use will <br />require 3,000/167 or 18 parking spaces. The unoccupied retail stores will require <br />21,814/200 or 109 parking spaces. The total additional parking spaces needed at the <br />shopping center above the existing Saturday peak parking demand is 127 parking <br />spaces. <br /> <br />Future Land Uses <br /> <br />Table 3 exhibits the future land uses for the 2100 South Bristol Street shopping center <br />and the parking required per the City Parking Code. The Parking Code calculations <br />assume that the shopping center is one hundred percent occupied for all land uses. <br />The amount of required parking spaces per the City of Santa Ana Parking Code is 624 <br />parking spaces. <br /> <br />31~413 <br />
