<br />Initial Study/Mitigated Negative Declaration <br />ER 2003-55 <br /> <br />Proposed Project <br /> <br />The proposed project is a request for a conditional use <br />permit to allow for the expansion of an existing coin <br />operated Laundromat facility and a request for a variance <br />for a reduction on the onsite parking requirements. <br /> <br />Setting <br /> <br />The project site is approximately .28-acres in size and is <br />situated on the southwest corner of St. Gertrude Place and <br />Bristol Street. Presently, located on the project site is <br />an existing 6,000 square foot multi-tenant retail building. <br />The project site is surrounded by multiple family land uses <br />to the north, commercial retail to the south and east and <br />multiple family land uses to the west. <br /> <br />The project site is situated within the Bristol Corridor <br />Specific Plan and as a General Plan designation of General <br />Commercial. The existing building is portion of an existing <br />retail shopping center. A total of 575 parking spaces are <br />currently provided at the center. <br /> <br />Proposed Project <br /> <br />The proposed project involves the expansion of an existing <br />coin-laundry facility. The existing 1,260 square foot <br />tenant area would be increased to a total of 3,060 square <br />feet. The project would require tenant improvements within <br />the building to create a larger area for the proposed <br />expansion of the existing laundry facility. A total of 46 <br />washing machines and 25 dryers would be provided in the <br />expanded laundry facility. No additions or modifications <br />would occur to the exterior of the existing building. In <br />accordance with the City's parking requirements, with the <br />proposed project a total of 624 parking spaces would be <br />required in the existing retail shopping center. The <br />project is proposing a total of 575 parking spaces. <br /> <br />ENVIRONMENTAL ANALYSIS <br /> <br />The following is an environmental analysis on the proposed <br />project based on the City of Santa Ana CEQA Environmental <br />Checklist Form.
