<br />Implementation of the proposed project would not increase <br />vehicle or pedestrian hazards within the project area. <br /> <br />E. <br /> <br />Result in inadequate emergency access <br /> <br />No Impact <br /> <br />As part of the City's development review process, the Fire <br />Department has reviewed the proposed project for potential <br />impacts in regards to emergency access. The Fire Department <br />has determined that adequate emergency access would be <br />provided. <br /> <br />F. <br /> <br />Result in inadequate parking capacity <br /> <br />Less Than Significant Impact <br /> <br />Based on the City's Parking Code a total of 624 parking <br />spaces would be to meet the parking demands of the existing <br />center, currently vacant building area within the center <br />and the proposed laundry facility. Presently, the existing <br />commercial shopping center is providing a total of 575 <br />parking spaces, a shortage of 49 parking spaces. <br /> <br />To support the request for a parking variance, a parking <br />demand survey was prepared, to document the parking demands <br />of the existing commercial shopping center. The parking <br />survey was conducted on three different days, at IS-minute <br />intervals. The survey concluded that a total of 352 parking <br />spaces would be needed to meet the parking demands of the <br />existing shopping center, the proposed laundry facility and <br />the currently vacant building area in the center. According <br />to the parking survey, the existing 575 parking spaces at <br />the shopping center would more than meet the actual parking <br />demand for the center, the proposed laundry facility and <br />the current vacant building area.
