This report summarizes our <br />methodology, analysis and findings. We trust that the findings, which are summarized <br />in the front of the report will be of immediate as well as continuing value to you and the <br />City of Santa Ana in evaluating the project. <br /> <br />Two methodologies be used while conducting this parking analysis. The first <br />methodology used is the Urban Land Institute's, (ULI) shared parking and methodology <br />two combines parking lot counts for the existing land uses plus the vacant land uses <br />parked at the City of Santa Ana parking code. <br /> <br />Figure 1 shows the site location and Figure 2 shows the site plan including parking <br />spaces. <br /> <br />FINDINGS <br /> <br />1. Current number of parking spaces provided at the shopping center is <br />575, and that number of parking spaces will be available after the <br />expansion. <br /> <br />2. Methodology one concludes that the maximum parking demand of 562 <br />parking spaces is less than the number of parking spaces provided, <br />and that the 575 spaces provided are sufficient to accommodate <br />anticipated parking at shopping center. <br /> <br />3. Methodology two concludes that the maximum parking demand of 352 <br />parking spaces is less than the number of parking spaces provided, <br />and that the 575 spaces provided are sufficient to accommodate <br />anticipated parking at shopping center. <br /> <br />1111 TOWN & COUNTRY ROAD, SUITE 34 .
