<br />4. Using the two methodologies it is concluded that there is sufficient <br />parking provided. <br /> <br />5. The two methodologies results vary substantially. The reason is that <br />the actual parking demand as measured in methodology two is <br />substantially lower than the City's parking code combined with the <br />Urban Land Institute's .shared parking calculation. <br /> <br />Every development has different clientele, different stores, and the <br />clientele has different socioeconomic characteristics. In this case, <br />there is probably more walk in traffic than average and the car <br />occupancy is probably higher than average, both of which reduce the <br />number of parking spaces needed. By surveying the actual peak <br />parking demand for the occupied land uses, essentially real time data <br />was collected versus calculating a peak hypothetical parking demand. <br /> <br />MethodoloQV One <br /> <br />1. Based on calculations in this report, a maximum parking demand of <br />533 parking spaces will occur on weekdays at 7:00 PM, and a <br />maximum parking demand of 562 parking spaces will occur on <br />Saturday from 1 :00 PM. <br /> <br />Methodoloav Two <br /> <br />1. Based on calculations in this report, a maximum number of parking <br />spaces needed is 352 parking spaces. <br /> <br />METHODOLOGY ONE SHARED PARKING CONCEPT <br /> <br />We are pleased to present this shared parking analysis of the 2100 South Bristol Street, <br />Suites B, C, and D coin laundry project in the City of Santa Ana. This report summarizes <br />our methodology, analysis and findings. We trust that the findings, which are <br />summarized below will be of immediate as well as continuing value to you and the City <br />of Santa Ana in evaluating the project. <br /> <br />Findinas <br /> <br />1. <br /> <br />The land uses include retail, restaurant, doctor/medical, and coin laundry. <br /> <br />2. <br />3. <br /> <br />Based on the City of Santa Ana parking code, 624 parking spaces are required. <br /> <br />Current number of parking spaces provided at the shopping center is 575. <br /> <br />4. <br /> <br />The retail parking demand peaks mid afternoon on both weekdays and <br />weekends. The restaurant parking demand peaks at lunch and in the evening on <br />both weekdays and weekends. The doctor/medical parking demand peaks mid <br /> <br />31&10 <br />
