It is recommended by staff that units designed to <br />accommodate stacked washers and dryers be required to <br />include a stacked washer and dryer appliance as an <br />amenity. The rationale for this requirement is that <br />the stacked washer/dryer configuration is designed to <br />save space but is otherwise a less desirable <br />arrangement. New owners may also be less likely to own <br />a stacked washer/dryer appliance. Conditional Use <br />Permit, Condition 22 has been added. <br /> <br />Provide details of the pedestrian walkways. The applicant has <br />provided a plan within the architectural booklet dated <br />December 6, 2004 indicating the pedestrian linkages throughout <br />the project. <br /> <br />Clarify the pavement material and width of walkway through the <br />commercial parking area. The walkway is approximately 8-10 <br />feet wide with additional landscaping along either side. <br />Stamped asphalt will be utilized throughout the walkway. <br /> <br />Sensitivity to existing adjacent parking structure to the <br />north should be addressed. The applicant has provided a plan <br />within the architectural booklet indicating the treatment <br />along this segment of the development site. In order to <br />accommodate plant material that can mature to screen the <br />adjacent structure, a minimum five feet clear width planter is <br />needed. A condition has been added to address this issue. <br /> <br />Development Plans: <br /> <br />Identify trash enclosures. Enclosures have been noted on the <br />plans in compliance with such regulations, including <br />appropriate screening. <br /> <br />Dead end aisles within the residential component. Although <br />the development components have been designed to address <br />pedestrian circulation throughout, vehicular circulation has <br />been limited. Dead end aisle conditions are proposed at <br />locations where only assigned parking will exist. Adequate <br />turning movements have been contemplated in this design. <br /> <br />758-11 <br />
