The applicant has addressed <br />this item within the booklet dated December 6, 2004. Between <br />garage openings, plant material such as a 'Climbing Rose' and <br />'Yew Pine' will be installed to add texture and soften these <br />areas. Additionally, Tentative Tract Map, Condition 18 has <br />been added to require a trellis or architectural feature to <br />better articulate the alley facades and provide a framework to <br />support the plant material. <br /> <br />How is the parking provided for the Loft component? Parking <br />will be provided in the form of garages and open guest spaces <br />within the rear area of the lofts. Significant on-street <br />parking will also be available along the crescent shaped <br />street. <br /> <br />Crosswalks along the crescent shaped street should be <br />provided. The applicant will be working with the Public Works <br />Agency on potential crosswalk opportunities. Appropriate <br />locations will provide decorative pavement, signing and will <br />allow for minimum sight distance per Public Works Agency <br />standards. <br /> <br />Loft units have primary view of a parking lot; how is this to <br />be screened? The applicant has noted on the plans the <br />planting of 24-inch box trees along each side of the crescent <br />shaped road. The architectural booklet dated December 6, 2004 <br />illustrates a section of the lofts along the crescent shaped <br />road. <br /> <br />Are bedrooms allowed on the ground level for the lofts? A <br />condition similar to that imposed on the Santiago Lofts <br />project is included in the conditional use permit (Condition <br />No. 11). <br /> <br />No opaque or painted glass should be used in the retail <br />component, so as not to detract from the pedestrian oriented <br />design. Tentative Tract Map, Condition 17 has been added to <br />prohibit opaque or painted glass in the retail component. <br /> <br />758-12 <br />
