<br />PARTV. <br /> <br />LANDSCAPE MATERIALS AND DESIGN <br /> <br />The design guidelines outlined here will assist in achieving a distinctive <br />development character for the project while ensuring compatibility between <br />commercial and adjacent residential land uses. These plants are recommended, <br />however, actual plant choices may be substituted depending on experience and <br />actual soil conditions. <br /> <br />The high quality of the development is reinforced through the coordinated design <br />and selection of landscape and paving materials, and emphasis on unique <br />landscape features. The following categories are addressed: <br /> <br />1. Main Street, Owens Drive and La'Nson Way setback areas. <br />la. Main Street, Owens Driye and Lawson VI ay setback areas (Phase <br />II1 <br />2. Main Street, Owen Dri'le and Lawson VI ay street frontage areas. <br />3. Main Street and OV/ens Drive planted medians. <br />4. Residential areas. <br />5. Interior pedestrian street. <br />6. Multi use office forecourt. <br />7. Hotel entry court. <br />8. Parking struet1:lfe screen planting. <br />29. Temporary landscape adjacent to undeveloped parcels. <br />310. General notes. <br /> <br />As phases are implemented, landscape plans (including landscape plans for any <br />temporary parking areas) shall be approved which are consistent with aHEl <br />implement these concepts _. Detailed landscaping plans <br />prepared by a landscape architect, shall be submitted to and approved by the City <br />of Santa Ana Planning Department and Public Works Agency (for public right-of- <br />way areas) prior to issuance of a building permit and installed prior to issuance of <br />a certificate of Use and Occupancy for the phase in question.
