Adopt a resolution approving Tentative Tract Map No. 2004-07 <br />(County Map No. 16775) as conditioned. <br /> <br />DISCUSSION <br /> <br />Request of Applicant <br /> <br />Brandywine Development is requesting approval of an amendment application <br />to change the zoning designation from Two-Family Residence (R2) to Single- <br />Family Residence (Rl) and a tentative tract map to allow a subdivision to <br />construct eight single-family residences at 419 South Newhope Street. <br /> <br />Property Description <br /> <br />The property is located in the Two-Family Residence (R2) zoning district <br />and has a General Plan land use designation of Low-Medium Density <br />Residential at eleven dwelling units per acre (LMR11). This site is <br />surrounded by duplexes to the east, multi - family residential units to <br />the south, and single-family residences to the west and north (Exhibits 1 <br />and 2) . <br /> <br />The subject property is approximately 1.67 acres in size. The property <br />is flat, rectangular in shape and is currently vacant.
