Staff and City's consulting urban designer <br />concur that the change in the use of all terra cotta <br />planter pots to both terra cotta for smaller pots and <br />pre-cast for large pots does not reflect a change in <br />quality or appearance. <br /> <br />3.) P-2. Exterior Materials. <br />· The change in the use of a sand finish does not reflect <br />a change in quality or appearance. For maintenance <br />purposes, the use of a sand finish is encouraged. Sand <br />finish is known to crack less than smooth finish. <br />· Staff and the City's consulting urban designer concur <br />that the use of Trex siding raises maintenance <br />concerns. The Hardiplank horizontal siding will <br />provide a similar architectural finish without the <br />potential maintenance problems. <br />P-2. Interior Materials. <br />· Staff recommends that the applicant be required to <br />provide a specification list for the kitchen <br />appliances, which will require the General Electric <br />Monogram Series appliances or equivalent. Condition <br />No. 6 of the conditional use permit and tentative tract <br />map has been added to address this issue. <br />· Staff recommends that all kitchen cabinets be of a <br />stain grade hard wood. Condition No. 6 of the <br />conditional use permit and tentative tract map has been <br />added to address this issue. <br /> <br />4.) P-1. Exterior Materials. <br />· Staff and City's consulting urban designer concur that <br />a change to a 10/15 sand finish will not significantly <br />differ from a 20/30 finish. However a condition has <br />been added to require material samples. <br />· The use of Ledgerstone or an equi valent natural <br />material is recommended throughout the project. Staff <br />recommends the use of natural stone wi thin the areas <br />noted for use of Ledgerstone. A condition has been <br />added to require material samples. <br />· The use of composite materials is not recommended in <br />lieu of a metal material.
