<br />Variance No. 2005-01 <br />February 14, 2005 <br />Page 3 <br /> <br />In conclusion, the proposed office building has been designed to be <br />compatible with the surrounding development. The project will comply with <br />all other development standards for the Professional zoning district. <br />Additionally, the project complies with the goals and objectives of the <br />General Plan by creating a new development which is harmonious in scale <br />and character with the existing pattern of development in the area and by <br />utilizing high quality design, materials, and finishes. Based on the <br />above analysis, staff recommends the Planning Commission approve Variance <br />No. 2005-1 as conditioned (Exhibits 8 and 9) . <br /> <br />CEQA Compliance <br /> <br />In accordance with the California Environmental Quality Act, the proposed <br />project is exempt from further review per section 15303 (c) as the office <br />building does not exceed 10,000 square feet, and section 15305 (a), which <br />exempts setback variances that do not create new parcels.
