PUBLIC HEARING - AMENDMENT Vice Mayor Ward announced <br />APPLICATION NO. 760 - SPECIFIC that this was the time and <br />DEVELOPMENT PLAN #4 - APPROVED place for the public hear- <br />ORDINANCE NS-1362 FIRST~G ing of Amendment Applica- <br /> tion No. 760 and Specific <br />Development Plan #4 for the rezoning of property located generally <br />west of Bear Street, east of Greenville Street, south of Alton <br />Avenue and north of MacArthur Boulevard from the R1-PRD (Resi- <br />dential District) to the SD (Specific Development) District. <br /> <br />Senior Planner William Daugherty referred to the Planning Depart- <br />ment report dated April 18, 1977 and stated that the subject <br />parcel contains approximately 96.4 acres presently zoned R1-PRD <br />with a General Plan designation of Low Density Residential; that <br />the Specific Development Plan proposed would allow a maximum of <br />5.6 dwellings per net acre for a maximum of 539 dwellings; that <br />under the proposed plan 50% open space is required; and that the <br />Planning Commission u~animously recommended approval of the zone <br />change following a public hearing held March 14, 1977. <br /> <br />George Kurilko stated that this is the largest of the parcels <br />presented for rezoning; and that the extension of Raitt Street <br />through the property will complicate the planning, but that they <br />are looking forward to a high quality development surrounded <br />by landscaped berms instead of block walls. <br /> <br />City Attorney Keith Gow announced that the ordinance as presented <br />to Council would require some minor corrections. <br /> <br />There were no written communications and no further speakers; <br />Vice Mayor Ward closed the public hearing. <br /> <br />ORDINANCE NO. NS-1362 - AN ORDINANCE OF THE CITY OF SANTA ANA <br />APPROVING AMENDMENT APPLICATION NO. 760 TO REZONE PROPERTY LO- <br />CATED BETWEEN ALTON AVENUE AND MACARTHUR BOULEVARD, GREENVILLE <br />AND BEAR STREETS FROM THE R1-PRD DISTRICT TO THE SD (SPECIFIC <br />DEVELOPMENT) DISTRICT, AMENDING SECTIONAL DISTRICT MAPS 26-5-10 <br />AND 35-5-10 AND ADOPTING SPECIFIC DEVELOPMENT PLAN #4, as amended, <br />was placed on first reading on the unanimously carried 6:0 <br />motion of Councilman Brandt, seconded by Councilman Garthe. <br /> CA 10 <br /> CA 78.10 <br /> <br />PUBLIC HEARING - AMENDMENT Vice Mayor Ward announced <br />APPLICATION NO. 761 ~ SPECIFIC that this was the time and <br />DEVELOPMENT PLAN #5 - APPROVED place for the public hearing <br />ORDINANCE NS-1363 FIRST READING of Amendment Application <br /> No. 761 and Specific <br />Development Plan #5 for the rezoning of property located generally <br />between Alton Avenue and MacArthur Boulevard, Bear Street and <br />the Orange County Flood Control Channel from the R2-PRD District <br />to the SD (Specific Development) District. <br /> <br />Senior Planner William Daugherty referred to the Planning Depart- <br />ment report dated April 19, 1977, and stated that the property <br />is presently zoned R2-PRD; that the proposed plan would allow a <br />maximum of 268 dwellings or 22 dwellings per acre; that the <br />southerly boundary joins the "Aspens"; and that the Planning <br />Commission unanimously recommended the approval of the zone <br />change following a public hearing held on March 14, 1977. <br /> <br />George Kurilko concurred with the proposed plan. <br /> <br />City Attorney Keith Gow announced that the ordinance as presented <br />to Council would require some minor corrections. <br /> <br />There were no written communications and no further speakers; <br />Vice Mayor Ward closed the public hearing. <br /> <br />CITY COUNCIL MINUTES 152 MAY 2, 1977 <br /> <br /> <br />
