<br />. <br /> <br />single family residence constructed in 1911 containing 816 <br />square feet with no garage structure. The house has a total <br />of five rooms including two bedrooms and one bath. All <br />three properties are zoned P (Professional). <br /> <br />The public interest and necessity require the properties for <br />the following reasons: <br /> <br />1. <br /> <br />The Agency has entered into a Disposition and <br />Development Agreement with Ferrante/Walder dated <br />October 4, 1982. The subject properties are <br />included in the Agreement with Ferrante/Walder for <br />redevelopment. <br /> <br />2. <br /> <br />The redevelopment of properties with improvements <br />in excess of 50 years of age serves as an <br />inducement for further redevelopment of sur- <br />rounding areas within the redevelopment project <br />area. <br /> <br />. <br /> <br />Two of the properties are not owner occupied and are rented <br />to tenants who will receive relocation benefits pursuant to <br />the relocation guidelines. The third property, being an <br />owner occupied law office, will receive relocation benefits <br />pursuant to the relocation guidelines. These properties are <br />necessary for the project because they are required to <br />conform to the Disposition and Development Agreement <br />previously adopted by the Agency. The owners will receive <br />just compensation for the taking of their property. <br /> <br />The property is planned and located pursuant to hearings <br />previously held by the Redevelopment Commission, the <br />Planning Commission, the City Council and the Redevelopment <br />Agency. The project will provide commercial uses for the <br />area and will represent a redevelopment of the propertY1 <br />thereby, generating increased commercial and office spaces, <br />employment and additional tax base for the citizens of Santa <br />Ana. <br /> <br />Mr. Leslie Badin, Jr., owner of 819 N. Flower Street, Santa <br />Ana, California, addressed the Agency stating that he felt <br />that the Agency did not offer him enough money to replace <br />what he has. <br /> <br />I <br /> <br />After a brief discussion, a motion was made by Mr. Griset, <br />seconded by Mr. Serrato and carried by the following roll <br />call vote to adopt the following resolutions: <br /> <br />Resolution 82-106: A RESOLUTION OF THE COMMUNITY <br />REDEVELOPMENT AGENCY OF THE CITY OF SANTA ANA <br />AUTHORIZING AND DIRECTING THE CONDEMNATION OF CERTAIN <br /> <br />-5- <br />
